How to Choose the Best Retirement Neighborhood in Los Cabos
One of the questions I receive most often from people considering a move to Baja California Sur is:
“I’m visiting Los Cabos and want to explore residential neighborhoods for retirement. I’m looking for a house or condo under US$1 million in a walkable area. Which neighborhoods do you recommend?”
It sounds like a simple question, but a useful answer requires much more than naming a few communities.
For me, advising a client means understanding how they want to live, which services they need nearby, how much they want to depend on a car and what type of property realistically fits their budget.
Not Every Los Cabos Neighborhood Offers the Same Lifestyle
Los Cabos includes two main cities: Cabo San Lucas and San José del Cabo. Although they are connected by the Tourist Corridor, each offers a very different retirement experience.
That is why I usually recommend that clients explore at least two areas before deciding where to purchase a retirement property.
The right neighborhood depends on much more than price. Walkability, access to medical care, noise levels, traffic, nearby supermarkets and the availability of restaurants and recreational activities can all affect everyday life.
Downtown Cabo San Lucas, El Médano and the Marina
Downtown Cabo San Lucas and the areas surrounding El Médano Beach and the marina are often attractive to buyers who want an active and highly convenient lifestyle.
Residents can walk to restaurants, cafés, shops, supermarkets, the marina and, depending on the location, Médano Beach.
This is one of the strongest options for buyers searching for a genuinely walkable neighborhood in Los Cabos.
Condominiums are more common than detached houses in the most walkable sections of Cabo San Lucas. However, buyers with a budget under US$1 million may find a variety of condo options, depending on the building, location, views and amenities.
This area may be a good fit for retirees who enjoy:
- Walking to restaurants, shops and entertainment.
- Living close to Médano Beach and the marina.
- Having supermarkets and services nearby.
- An active social environment.
- The option to rent the property when it is not being used.
Buyers should also evaluate the exact location carefully. Noise, nightlife, traffic and high-season activity can vary considerably from one street or building to another.
Historic Downtown San José del Cabo and Fonatur
San José del Cabo is often a better fit for buyers who prefer a quieter and more traditional atmosphere.
The Historic District offers art galleries, restaurants, cafés and a central plaza. It generally feels more relaxed and residential than downtown Cabo San Lucas.
The Fonatur area, located near the golf course and hotel zone, is another option worth exploring. It offers condominiums, supermarkets, restaurants, medical services and relatively convenient access to the beach.
San José del Cabo may appeal to retirees who value:
- A calmer residential environment.
- Access to restaurants and cafés without extensive nightlife.
- Proximity to medical services.
- Established communities.
- Access to the Historic District and Tourist Corridor.
- A balance between convenience and a quieter lifestyle.
With a budget below US$1 million, buyers may find condos and some houses. Prices will depend on the community, age of the property, amenities, views and distance from the ocean.
Should You Choose Cabo San Lucas or San José del Cabo?
There is no single correct answer.
Cabo San Lucas may be more appropriate for someone who wants entertainment, beach access and a lively environment within walking distance.
San José del Cabo may be more suitable for someone who values restaurants, culture, medical services and a quieter pace.
The best way to compare them is to spend time in both cities before purchasing.
Stay in Two Neighborhoods Before Buying
When clients do not know Los Cabos well, I often recommend renting temporarily in two different areas.
For example, they could spend several nights near downtown Cabo San Lucas and then stay near the Historic District or Fonatur in San José del Cabo.
This allows buyers to experience details that are not always obvious during a real estate showing:
- Daytime and nighttime noise.
- Walkability and sidewalk conditions.
- Traffic at different times.
- Distance to supermarkets and pharmacies.
- Access to hospitals and medical offices.
- Parking availability.
- The atmosphere of the neighborhood.
- How comfortable the area feels for full-time living.
A property may look ideal during a short showing but feel very different after spending several days in the surrounding neighborhood.
Finding an Airbnb Under US$100 Per Night
January is part of the high season in Los Cabos. As a result, finding an Airbnb for less than US$100 per night may be challenging, particularly near the beach or marina.
Studios and smaller one-bedroom rentals may still be available when booked early or when the search is expanded a few blocks outside the main tourist zones.
Travelers should compare the complete price rather than relying only on the advertised nightly rate. Cleaning charges, service fees and taxes can substantially increase the final cost.
The objective should not be simply to find the least expensive rental. The accommodation should allow the buyer to experience daily life in a neighborhood they may eventually call home.
Questions I Ask Before Recommending a Neighborhood
Every client has different retirement priorities.
Before recommending communities or properties, I normally ask questions such as:
- Do you prefer Cabo San Lucas or San José del Cabo?
- How important is walkability?
- Do you want to walk to the beach?
- Do you need to be close to medical services?
- Will you live in Los Cabos full time or seasonally?
- Do you want a house or condominium?
- Do you need outdoor space for a pet?
- Do you plan to rent the property when you are away?
- What monthly HOA fees are acceptable?
- Are you comfortable driving regularly?
These answers help identify neighborhoods that genuinely fit the client’s lifestyle instead of simply matching a price range.
